KUCHING, May 12: Delays in the issuance of strata title deeds in Taman Flora Indah at Arang Road are mainly caused by developers failing to complete strata scheme surveys within the stipulated timeframe, says Deputy Minister of Natural Resources and Urban Development, Datuk Len Talif Salleh.
Speaking during the question-and-answer session at the Sarawak Legislative Assembly (DUS) today, he explained that the survey process involves two stages, namely Survey Type A and Survey Type B.
“Survey Type A refers to the survey of the parent lot boundaries and the placement of the building site for the strata scheme, while Survey Type B refers to the survey of parcels within the strata scheme building,” he said in response to a query raised by Batu Kitang assemblyman Dato Lo Khere Chiang.
Len Talif said delays in processing strata titles, particularly at the Strata Title Application (STA) stage, were also caused by incomplete documentation and failure to comply with technical requirements.
He said recurring issues included incomplete technical checklists, building construction that did not comply with approved plans, delays by developers in making survey-related payments, and changes to parcel designs or types after plans had already been approved.
He added that structural encroachments beyond lot boundaries also affected the application process, alongside delays in the issuance of parent lot title deeds due to non-compliance with planning approvals and unpaid land premiums by developers. — DayakDaily
