HSL’s Vista Industrial Park sees over half of new units reserved, more three-storey lots in pipeline

KUCHING, July 26: Hock Seng Lee (HSL) Berhad has announced that over half of the 53 units in the latest phase of its Vista Industrial Park (VIP) were reserved during the preview and first morning of its VIP Showcase, signalling strong demand for its innovative commercial properties.

The three-storey detached units proved to be particularly popular, having completely sold out.

According to HSL Assistant Property Sales Manager Angie Joan, the company will now shift its focus to the remaining two- and three-storey semi-detached units, with prices starting from RM1.65 million.

“Demand has exceeded expectations, especially for our largest three-storey detached units. With the detached units sold out, we’re now focusing on the remaining stock,” she said in a press release.

The overwhelming response has prompted HSL to fast-track the development of another batch of three-storey detached lots to meet market demand.

During a visit to the VIP Showcase today, DayakDaily observed a steady stream of visitors, including business owners, SME operators and property investors exploring the available units and engaging with HSL’s sales representatives.

Strategically located between Kuching North and South—adjacent to Kota Samarahan and near key infrastructure such as the seaport, airport and Sama Jaya High-Tech Park—VIP has become a thriving business hub catering to a wide range of industries.

Among the standout features drawing interest at the showcase were the built-in heavy-duty lifts that come as standard in every unit. Rated to carry loads of up to two tonnes, the lifts are the first of their kind in a light-industrial development in Sarawak.

The Vista Industrial Park (VIP) area is strategically designed with a dual carriageway main road and wide internal streets, facilitating smooth movement for heavy vehicles.

Since its launch in 2019, VIP has grown into the largest privately developed business park in Sarawak and was named Best Commercial Development at the Sarawak Housing and Real Estate Developers’ Association (SHEDA) Awards in the same year.

To date, only one-third of the 200-acre masterplan has been developed, with HSL taking a measured approach by releasing inventory based on market demand.

New purchasers this round include hardware distributors, specialist machinery workshops, air-conditioning retailers and central kitchens for popular F&B brands such as Mdm Tang, Tastinity, Jordan’s Signature, NOMS and Life Café.

Meanwhile, HSL Construction Sdn Bhd’s General Manager of Property Development, Tay Chiok Kee, reaffirmed the company’s commitment to supporting local entrepreneurs through the RTO scheme, which has been reintroduced for this new phase of VIP.

“This is not a new scheme—we’ve been running it for many years. In the past, we have helped a lot of SMEs to own property through this Rent-to-Own scheme,” he told reporters when met at the showcase.

Tailored for startups and growing businesses, the scheme allows tenants to begin by renting, with 60 per cent of their rental payments going towards the eventual purchase of the unit—should they choose to exercise the option within a three-year period.

“They can choose to exercise the option anytime within three years. It’s not compulsory, and it gives them flexibility and time to grow their business,” Tay said.

However, he stressed that the scheme is only available for a limited time.

“We will roll out different schemes from time to time, but this one is available now, and we encourage interested parties to take advantage of it,” he added.
