HSL’s Vista Industrial Park expands: New 3-storey units with built-in lifts, rent-to-own option

KUCHING, July 25: Hock Seng Lee Berhad (HSL) is launching the next phase of Vista Industrial Park (VIP), introducing Sarawak’s first three-storey light-industrial units equipped with integrated heavy-duty goods lifts.

This latest release offers up to 5,000 sq ft of flexible floor space, seamless vertical logistics, and ample headroom for future expansion. Land parcels span up to 27 points, with options for detached or semi-detached configurations.

HSL executive director Tony Yu highlighted the strategic advantages of the new design.

“These new units are extra-large and incredibly versatile. With the lift rated for two-tonne loads, businesses can move raw materials, palletised goods, or finished products effortlessly between floors, saving hours each week and significantly improving workplace safety. Time is money, and safety is priceless,” he said in a media release today.

HSL continues to maintain infra and the 3.3 acre Central Park for VIP’s long-term expansion.

Strategically located along Jalan Setia Raja, VIP borders Sama Jaya High-Tech Park and lies at the intersection of Kuching North, Kuching South, Samarahan, and Padawan councils, making it one of Sarawak’s most accessible and connected industrial hubs.

Since its debut in 2019, the 200-acre park has attracted over 150 businesses, ranging from central kitchens like Tastinity and Mdm Tang to precision workshops such as GT3 and Sarawak Energy’s testing facility.

“Tenants wanted premises that project a modern image while optimising operations,” said HSL’s in-house architect Joseph Chai.

“Our research showed that a third level is the most cost-effective way to future-proof a light-industrial property. By pre-installing a lift, companies can easily add R&D labs, showrooms, or administration suites upstairs without needing additional land.”

Each unit retains VIP’s signature features, including container-sized entrances and extra-high ceilings to facilitate efficient loading and vertical space usage. The estate is also fibre-ready, ensuring high-speed connectivity—an essential feature proven invaluable during and after the pandemic.

VIP’s master-planned layout includes a double dual-carriageway main road and broad internal streets to accommodate heavy vehicle movement. “One of the main reasons our RTO programme is so popular is that renters lock in today’s purchase price,” said Angie Joan, HSL’s Sales and Marketing assistant manager.

“Almost every RTO client of mine has become a property owner. I’m thrilled we’re bringing the scheme back because not every young business can secure financing right away.”

The VIP Showcase will take place from July 26 to 27 and will feature a fully furnished show unit and live demonstrations by current tenants.
