242 developments in Sarawak issued with strata titles as of May 3 this year

KUCHING, May 14: As of May 3 this year, a total of 242 strata developments consisting of 15,136 parcels under various categories of land use in Sarawak have been issued with strata titles.

Minister for Public Health, Housing and Local Government Datuk Amar Dr Sim Kui Hian said all 242 strata developments has formed the Management Corporation or by virtue of Section 21(1) Strata (Subsidiary Title) Ordinance 2019 come into existence a Management Corporation.

Out of the total of 603 strata developments approved, he said, the remaining 361 developments consisting of 53,852 parcels are in various stages of strata development implementation.

“A total of 159 developments consisting of 29,686 parcels under various categories out of 361 have successfully conducted their First Annual General Meeting (1st AGM) for the establishment of a Joint Management Body (JMB) and has been registered with the Commissioner of Buildings (COB) under Section 18(2), SMO 2019.

“The remaining 202 strata developments consisting of 24,166 parcels are still in the process of submitting the Strata Subdivision Plan (SSP) as required under Section 5 or Section 7, SMO 2019 before the developer can sell the strata unit or before the developer can call for the 1st AGM for the JMB,” said Dr Sim in his ministerial winding-up speech in the august House here today.

To date, he added, COB has issued 58 reminders to the developers that fail to convene the 1st AGM of a strata development, and failure to do so within the period stated would incur compounding action.

On a related topic, Dr Sim, who is also Sarawak Deputy Premier, said the Strata Management (Strata Management Tribunal) Regulations, 2024 has been gazetted and has come into force on Jan 1, 2024.

“My Ministry will continue to advise the strata owners and the management of body of the strata scheme development on their rights and lodgement of their cases,” he added. — DayakDaily
