KUCHING, Feb 11: Xin Kai (Indah Singai), a new terrace housing project by Hong Seck Lee (HSL) along the Pan Borneo Highway, is set for completion by mid-2027, offering homes from RM599,800.
According to a press release, the development comprises 46 two-storey terrace houses, located about five minutes from Batu Kawa Riverside Park.
HSL managing director Datuk Paul Yu Chee Hoe said the project was designed to meet market demand.

“We have deliberately sized these units at 1,797sqft for intermediates and 1,802sqft for corners.

“These are large walled-up areas—larger than many new semi-dees in fact. Xin Kai is priced to be value for money; houses start from RM599,800,” he said.
He added that an RM20,000 opening discount is offered to the first five buyers.
He noted that Xin Kai was designed by veteran Sarawak architect Chang Jih Ren, whose past works include Sibu’s central market and Chemsain’s green headquarters, marking his first project with HSL.

“Intermediate units measure 6.1m by 14.5m, while corner lots are wider at 10.6m. The ground floor includes an elderly-friendly bedroom, which can also serve as a study or home office. The kitchen is separated from the living and dining areas.

“Upstairs, all three bedrooms have large windows for ventilation and views. The master bedroom takes up more than half of the upper floor,” he added.
Chang said all houses at Xin Kai will feature jacked roofs to improve residents’ comfort.

“Much improved ventilation for the centre parts of the house, such as bathrooms, and a lot more natural light going in. These jacked roofs are an added cost, but add a lot to the comfort of residents, particularly those staying in the intermediate units,” he said.

He added that the homes have a modern, simple design, with accent wall colours inspired by Mount Singai.
He said the project follows the State’s drainage rules, with floodwater retention ponds covering 10 per cent of open space.
HSL senior property development general manager Tay Chiok Kee said Xin Kai is HSL’s first new landed project since 2017, with more similar projects in the pipeline.
He said construction began in 2025 and is now about one-third complete, with completion expected by mid-2027.
