KUCHING, Sept 5: Hock Seng Lee (HSL) has unveiled a new phase of development at Vista Industrial Park (VIP) in Kuching, introducing spacious three-storey units equipped with heavy-duty internal lifts.
According to a press release, this phase includes both three- and two-storey units with built-up areas ranging from more than 3,000 to 5,000 square feet, with the largest units taking up 27 points each.
“Pricing for the 53 new units starts at RM1.59 million, available in both detached and semi-detached configurations.
“Construction of the two-storey units began earlier this year, with some already at the roofing stage.
“The three-storey units have recently started and are targeted to be completed within two years,” read the release.
Located in Muara Tabuan next to Samajaya High Tech Park, VIP spans a total of 200 acres, making it the largest privately developed light industrial estate in the region.
HSL’s Rent-To-Own scheme, which was introduced during the Covid-19 pandemic, experienced a 100 per cent uptake.
“Buyers value VIP’s location, centrally positioned between Kuching North, Kuching South, and Kota Samarahan. This location cuts transport time and reduces petrol costs.
“For this new phase, we incorporated buyer feedback, focusing on three improvements: larger internal spaces, workshop-grade lifts, and better finishes,” said senior property development general manager Tay Chiok Kee.
The units along VIP’s main boulevard have proven particularly popular, drawing interest from car dealerships, home furnishing stores, and logistics companies, all of which benefit from the high visibility the location offers.
Furthermore, the developer also maintains the infrastructure and green spaces in the area.
“We ensure roads are repaired and landscaping is done at no cost to buyers as we consider the long-term future of VIP,” Tay added.
HSL collaborated with Jurubina Unireka to masterplan VIP, which offers premium light industrial units suitable for retail and office spaces.
All units feature large ground-floor openings for container access and high ceilings for additional storage.
“To meet HSL’s vision of showroom and office functionality, we focused on private staircases to separate retail or office staff from ground-floor workshop activities.
“For a higher-class development, we also proposed a 3.3 acre central garden, which HSL approved. Interestingly, units facing this greenspace sold first,” said Unireka principal Chai Long Sen.
VIP’s diverse range of tenants includes companies such as Sarawak Energy Bhd, car dealerships, furniture manufacturers, and central kitchens for franchises like Mdm Tang, NOMS, VeriNice, and Jordan’s Signature.
