KUCHING, Oct 2: Hock Seng Lee (HSL) has unveiled a new resort-inspired showhouse at Precinct Grande, phase three of its 200-acre gated community, La Promenade, which is among East Malaysia’s most prestigious addresses.
The three-storey Resort Duplex, valued at RM3.48 million, spans 4,080 sq ft of built-up space. It features a private home lift and an elderly-friendly ground-floor bedroom with en suite bathroom.
Only 20 homes in this resort series will be built, with construction already 70 per cent complete and full delivery expected within nine months. Bare units are priced from RM2.8 million. The next release of similarly sized duplexes at La Promenade is at least three years away.

As with all of La Promenade’s master-planned precincts, landscaping takes priority. At Precinct Grande, 17 per cent of the land is dedicated to open greens, while density is kept low at just 4.7 homes per acre. A carefully curated tree selection increases canopy cover, particularly along linear parks and playgrounds.
During a pre-sales preview for existing HSL buyers and clients, around six units were immediately taken up.
“This showhouse is special to HS. It’s the largest unit we’ve ever fully fitted out. Every bedroom is dressed, all appliances installed, and even the trees have been pre-grown in our nursery for the past five years.
“We invite visitors to experience these homes set ‘within a park’, where natural ventilation, double-gated security and generous private space offer true peace of mind,” said HSL managing director Dato Paul Yu Chee Hoe in a media release today.

Designed by architect David Ong, the Resort Duplexes emphasise privacy and exclusivity. “For Grande, the brief was to prioritise private space. The entire third floor has been designed like a private condominium: step out of the lift into a single, luxurious suite with bedroom, study, reading nook, walk-in wardrobe and a his-and-hers bathroom—over 1,000 sq ft on its own,” Ong explained.
Interior design was helmed by Studio Objects of Affection. Principal Amily Voon said: “We re-planned layouts to frame garden views and selected furniture to enhance the resort character. All pieces were imported, with custom joinery, solid merbau timber floors, and natural stone finishes ensuring timeless quality.”

According to HSL’s property department head Tay Chiok Kee, Precinct Grande continues La Promenade’s landscape-first ethos.
“Every home here enjoys a shared garden, adding greenery and privacy between neighbours. Precinct Grande also introduces our largest clubhouse to date, featuring a 26-metre saltwater pool, gym and function rooms, all are exclusive to its 93 homes, ensuring privacy.”
Three architectural practices, David Ong, MNSC Architects and IntoDesign Lab, collaborated on different segments to deliver a cohesive yet diverse estate.


HSL is also completing the final block of eight bungalows in the precinct.
Future developments at La Promenade include Precinct One, townhouses, a mall extension that will triple retail space, as well as serviced apartments and mid-rise offices. Recently, HSL hosted its first Property Expo at La Promenade Mall in conjunction with Oktoberfest and the What About Kuching (WAK!) Festival, which runs until Oct 5.
